When a Roof Needs Replacing Instead of Patching
Most people do not start by wanting a new roof. They may start with a water stain on a ceiling, or all the ridges and bedding are failing and needs replacing. Patching or repairs work for a while, until the problem has spread to another part of the roof. At that stage a new roof is the fix, and trying to repair leaks any further just costs money that could have gone into the replacement.

Signs a Central Coast Roof Has Reached Replacement
These are the things we see on site that usually point to a full re-roof rather than more patching:
None of those on their own means you need a new roof tomorrow. Several of them together usually does, and that is what an inspection sorts out.
What Happens on Site During a Roof Replacement
A re-roof is a strip and re-sheet. Here is what that looks like on an average Central Coast house.
Stripping the Old Roof Off
The old sheets or tiles come off, along with the fixings, the old ridge capping and the flashings. Tile, Decramastic, pressed metal and ageing Colorbond all come off differently, which is part of why a re-roof is priced after someone has been on the roof. Asbestos cement sheeting is handled separately, and that process is set out further down this page.
Checking and Replacing the Battens
Once the old roof is off, the timber is visible for the first time in decades, and this is the part you cannot price properly from the ground. We check the timber battens and replace any that are damaged or rotten. On a tile to metal conversion the batten spacing usually changes as well, because metal sheets span differently to tiles.
What Sarking Does Under a New Roof
Sarking is the foil layer that goes over the battens before the sheets. It catches condensation, adds a second line against wind driven rain, and helps with heat in the roof space over summer. Older Central Coast homes often have none at all, so it is worth asking any roofer quoting your re-roof whether sarking is included and what type.
Installing the New Colorbond or Zincalume Sheets
Then the new roof goes on, with new flashings, new ridge capping and new fixings throughout.

How Many Days a Roof Replacement Takes
How many days the whole re-roof takes depends on the size of the roof, the pitch, the access, and what the battens look like once the old roof is off.
We will always try to do a site visit before quoting, so what you are given is based on your roof rather than a guess over the phone.
Replacing a Tile Roof With a Metal Roof
The tiles come off, the battens are checked and re-spaced for sheeting, and a new Colorbond roof goes on. It takes a lot of weight off the frame, it suits coastal weather, and it does not need repointing the way a tile roof does. Polycarbonate Sections on Verandah and Pergola Roofs
Not every replacement is the whole house. We also replace smaller roof sections on their own, such as a verandah roof or a pergola roof, and those often go back in polycarbonate where you want light through rather than solid sheeting. A section like this is commonly done at the same time as the main roof so the flashings and the roof line tie in properly.
Re-Roofing After Storm and Hail Damage
Hail and storms are the other reason Central Coast roofs get replaced before their time. Hail dents and splits sheets, wind lifts ridge capping and flashings, and once the coating is broken the rust follows. Where the damage is widespread, a new roof is usually the outcome rather than patching, and it is often an insurance matter.

Guttering, Fascia and Gutter Guard With Your New Roof
The gutters, the fascia and the roof all meet at the same edge, so a re-roof is the sensible time to deal with them together. Doing them later means going back over finished work.

What Happens to Your Old Roof
The old sheeting, tiles, capping, flashings and fixings all leave with us. Nothing gets left in a pile beside the house for you to deal with. Metal roofing is recyclable at the end of its life.

Asbestos Roof Sheeting and How It Comes Off
Plenty of older Central Coast homes, garages and sheds still have asbestos cement roof sheeting. It cannot simply be stripped like a metal roof. We are licensed for asbestos roof removal and do the work to SafeWork NSW requirements, so the sheeting comes off under controlled conditions and is disposed of properly, and the new metal roof goes on afterwards. What Affects the Cost of a Roof Replacement
The things that move the price on a re-roof are mostly the things you cannot see from the ground. These are what change the number:
- The size and pitch of the roof, and how complex the shape is, since valleys, hips and dormers all add flashing work
- How much of the batten and rafter timber needs replacing once the old roof is off
- Whether the existing roof is tile, metal, Decramastic or asbestos cement, because each one comes off differently
- Access to the site, including how close a truck can get and whether scaffolding is needed
- The sheet profile and Colorbond colour you choose
- Whether guttering, downpipes, fascia covers, gutter guard or roof ventilation are being done at the same time

What to Ask a Roofer Before You Book a Roof Replacement
If you are getting more than one quote, these questions will tell you the most about what you are actually buying:
- What is your roofing licence number, and are you insured and WorkCover accredited?
- Does the quote include replacing damaged battens, or is that an extra once the roof is off?
- Is sarking included, and what type?
- Are new flashings, ridge capping and fixings included, or are any being reused?
- Which sheet profile and which Colorbond or Zincalume product is quoted, by name?
- Who removes and disposes of the old roofing material, and is that in the price?
- Is there a written warranty, and does it cover workmanship as well as materials?
- How will the roof be made watertight at the end of each day?
